The Plan "Option A" as shown below is currently bidding as of September 29, 2009 in St Robert MO. Two homes will be built per this plan. The homes will be located in Hidden Valley Subdivision - Bruce Drive.
Please note that the following changes will be in effect on this document:
There will be a change to the front entrance that will involve a clerestory dormer with window above the entrance that will be framed with columns to the front porch and overframed back to the main roof line. This clerestory shall provide a finished addition through to the foyer. Questions regarding the construction of this change should be directed to Marlon Peterson with Joseph Kent Construction at 417-379-5030. We will upload a representation this week.
DO NOT SCALE the plans - there have been some minor dimensional changes to increase the size of the structure from the original. The dimensions as shown on the Floor Plans only are accurrate.
The Floor Plans p. 7 of 24 and 8 of 24 are the accurrate dimensions. Foundation plan dimensioning is not accurrate.
If you wish to print the documents with the changes you may have to print the pdf as a "current view" to get the data accurately transposed.
The basement will be unfinished and an LVL will be installed to carry the web joist.
Please bid finished basement as an alternate.
MEP shall be roughed in as indicated on the documents for the basement.
Materials and structural items are subject to change depending on the products bid by suppliers.
Project may utilize roof trusses or may be stick framed.
Basements will be walk-outs however actual site conditions may change location of windows and doors.
There will be two homes simultaneously being built with this same plan in this subdivison. Small variations will exist from one to the other.
Value Engineering and alternative materials may be bid however please notify any changes on your bid document.
It is anticipated to break ground on both homes in early October. Concrete, Framing, MEP bids are required immediately.
